Terms of service

Plain-language rules for using Expatriate. Please read them before creating an account.

Acceptance of terms

By creating an account or using any part of Expatriate, you agree to be bound by these Terms of Service. If you do not agree, do not use the service. These terms apply to all users.

You must be at least 18 years old to use Expatriate.

What Expatriate does

Expatriate is an apartment listing aggregation and alert service. We monitor third-party rental platforms in Sweden — currently Qasa, Samtrygg, Bofrid, Residensportalen, Homii, HousingAnywhere and Spotahome — and send you notifications when listings match your saved search filters. The list of monitored platforms may change over time as third-party APIs evolve.

We are not a real estate agent, a landlord, or a party to any rental agreement. We do not list apartments ourselves, negotiate on your behalf, or verify the accuracy of third-party listings. All rental transactions are between you and the landlord or platform directly.

Listing availability, pricing, and details are sourced from third parties and may be out of date by the time you receive an alert. We make no guarantees about listing accuracy.

Accounts

You are responsible for maintaining the confidentiality of your account credentials and for all activity that occurs under your account. You must not share your account with others or create accounts on behalf of third parties.

You must provide an accurate email address. We use your email to send alerts — an incorrect address means you will not receive them.

We reserve the right to suspend or terminate accounts that violate these terms or are used in a way that harms the service or other users.

Subscriptions & billing

Expatriate offers the following paid plans:

3-day pass19 kr

Three days of full Standard access. On day 4, the subscription automatically converts to the Standard monthly plan at 199 kr/month unless you cancel before then. Cancel from your account settings at any time during the pass to avoid the conversion charge.

Standard199 kr/mo

Unlimited search filters and unlimited email alerts. Email arrives within approximately 5 minutes of a new listing being detected, depending on third-party platform availability.

Priority289 kr/mo

Everything in Standard, plus SMS notifications to your phone for matching listings, and prioritised support.

The 3-day pass is a paid trial: you are charged 19 kr at checkout, and on day 4 your subscription automatically renews into the Standard plan at 199 kr/month unless you cancel before that date. The renewal date is shown in your dashboard for the duration of the pass. The pass is available once per account.

Standard and Priority subscriptions are billed monthly and renew automatically on the same date each month. Payment is processed securely by Stripe. By subscribing, you authorise Stripe to charge your payment method on a recurring basis until you cancel.

All prices are in Swedish kronor (SEK) and include any applicable VAT where required by law. Alert delivery times are best-effort and depend on the availability of third-party platforms; we do not guarantee delivery within any specific timeframe.

Cancellation & refunds

You may cancel your subscription at any time from your account settings. Cancellation takes effect at the end of the current billing period — you will retain access to paid features until then.

For the 3-day pass: cancel at any time before the end of day 3 to prevent the automatic conversion to the Standard monthly plan. The 19 kr pass fee is non-refundable. If you cancel after day 4 (i.e. after the conversion has already taken place), your access continues until the end of the current monthly billing period and you will not be charged again.

For Standard and Priority: we do not offer refunds for partial months. If you cancel mid-period, your subscription remains active until the period ends and you will not be charged again.

If you believe you have been charged in error, contact us at support@expatriate.se within 14 days of the charge and we will investigate promptly.

Acceptable use

You agree not to use Expatriate to:

  • Scrape, copy, or redistribute our listing data or platform content
  • Attempt to reverse-engineer or interfere with our systems
  • Create multiple accounts to circumvent plan limits
  • Use the service for any unlawful purpose
  • Impersonate any person or entity
  • Upload or transmit malicious code or content

Violation of these rules may result in immediate account termination without refund.

Disclaimer of warranties

Expatriate is provided "as is" and "as available" without warranties of any kind, either express or implied. We do not warrant that:

  • The service will be uninterrupted, error-free, or available at all times
  • Listing data will be accurate, complete, or up to date
  • Alerts will be delivered within any guaranteed timeframe
  • Any particular apartment will still be available when you apply

The rental market moves quickly. We aim to alert you as fast as possible, but we cannot guarantee that any listing will remain available by the time you act on an alert.

Limitation of liability

To the maximum extent permitted by applicable law, Expatriate shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including but not limited to lost housing opportunities, financial loss, or any damages arising from your reliance on listing data.

Our total liability to you for any claim arising from or related to the service shall not exceed the amount you paid us in the three months preceding the claim.

Nothing in these terms excludes or limits liability that cannot be excluded under Swedish law, including liability for fraud or death or personal injury caused by negligence.

Service availability

We aim for high availability but do not guarantee any specific uptime. We may perform maintenance, updates, or experience outages at any time. We will endeavour to notify users in advance of planned maintenance where possible.

Listing coverage depends on third-party platforms. If a platform changes its API or blocks our access, coverage for that platform may be temporarily or permanently interrupted. We are not liable for gaps in coverage caused by third-party platforms.

Termination

You may delete your account at any time from your account settings. Upon deletion, your personal data is removed within 30 days in accordance with our Privacy Policy.

We may suspend or terminate your account at our discretion if you violate these terms, engage in fraud, or if we are required to do so by law. In cases of termination by us without cause, we will refund any unused portion of a prepaid subscription.

Governing law

These Terms of Service are governed by and construed in accordance with the laws of Sweden. Any disputes shall be subject to the exclusive jurisdiction of the Swedish courts.

If you are a consumer resident in the EU, you may also have rights under the laws of your country of residence and may use the EU Online Dispute Resolution platform at ec.europa.eu/odr.

Changes to terms

We may update these Terms of Service at any time. When we make material changes, we will notify you by email at least 14 days before the changes take effect. Continued use of the service after the effective date constitutes acceptance of the updated terms.

If you do not agree to updated terms, you must cancel your subscription and stop using the service before the changes take effect.
